Haggerston became the next affordable spot in East London, after the cost of properties in Dalston hit the roof. However,the prices have caught up and bargain hunters have gone even further out east.

Still, Haggerston is really worth looking at. It sits between De Beauvoir Town, Dalston, Shoreditch and Hoxton. Parts of the area also flank beautiful Regent’s Canal. There are some nice Victorian streets and the roads coming out from Queensbridge Road are particularly pleasant.

Famous for

In 2009 artists Andrea Luka Zimmerman and Lasse Johansen, created the I AM HERE project, placing a large portrait of photographs of the current estate residents on buildings that were about to be demolished.

Positives

It feels like living in the eye of the trendy storm; with established hipster regions circling around it. If that is your scene, then this is the place for you. London Fields, Broadway Market and other delights are 10 minutes away. Also average property price is £412,082 21.3% below the London Average of £499,732 (July 2014)

Negatives

No tube and the Tesco in Haggerston seems to get a very bad press on local internet sites. A frustrated blogger called it “the worst place on Earth”. Maybe exaggerating slightly, but worth bearing in mind. A resident said it hadn’t changed much since.

Although it is near lots of great places it lacks a centre of its own.

Overground can take you all over London (apart from central) bit of a shame not to be on the tube. Good bus routes into the City.

Schools

Seabright Primary good, Bethnal Green academy outstanding.

Drink/Eat

The Fox craft beer house and The Haggerston for a drink. The Proud Archivist on Regent’s Canal is a combined gallery, bar, restaurant and café. Additionally it is a short walk to hip Broadway Market, which is very busy on Saturday afternoons.
